Office Premises - North Bristol

GOAL

The 1,000 sq.m two storey office in north Bristol was left vacant when the original tenant vacated as part of co-location exercise.
We were appointed to manage the exit process, on-going management and repositioning of the building and reletting of the vacant space.

 

SOLUTION

Having first secured a National Housebuilder for the first floor, we introduced and agreed terms with an occupier for part of the ground floor and then agreed terms of the Housebuilder to take an new, longer lease on the whole property to meeting their longer term expansion plans, but with the benefit of income on part.

We also managed the dilapidations and void management and service charge process.

 

RESULT

Our client secured a new full repairing lease to a FTSE 250 covenant on a 10-year unbroken term. Void costs were minimised, and the asset now presents in first class condition.
