GOAL

Our client owned and part occupied a 3,500 sq.m. warehouse / production unit on a 2.3-acre site in Wiltshire. There was no occupation lease to the business, part of the building was let to a third party on a lease which would shortly expire, and Title issues needed to be resolved.

 

SOLUTION

Howell Commercial were appointed to advise on all aspects to regularise the asset. We managed resolution of Title issues. We agreed terms for a new institutional grade lease with the operating business and advised on and managed service of formal notices on their tenant. We negotiated terms with the tenant and worked will all stakeholders to complete new leases.

 

RESULT

We helped our client create an investment grade asset and long-term income of around £175,000 pax.

Our clear advice has generated significant value and regularised their Property Asset.
