GOAL

Development of an industrial site with an existing outline consent for 16,000 sq.m. of B1,B2 and B8 uses.

Our client wanted to develop the site to securing the best return on investment, but also relocate an occupier from elsewhere on their estate and de-risking via part sale.

 

SOLUTION

Howell Commercial were appointed to provide advice on all aspects of the scheme including sub-sale of land, design input and RM planning for a two-unit scheme of 5,000 sq.m., marketing and branding and establishment of the estate charge.

Howell Commercial have managed all stakeholders, managing costs and preparing and refining appraisals to help drive the scheme forward. We have directed the ER / specification and construction documentation.

 

RESULT

Land sub-sales c. £1m. per acre, successful relocation of occupier from critical site.

We are working with our client, contractors and potential occupiers now to deliver the two units on a speculative basis.
